Rental Deposits
:
 
    A reservation, must be followed by a receipt of a 
$250 advance
rent deposit along with
  signed rental contract. If paying  with a credit card through PayPal services, payment must be
  received within 24 hrs of  receiving contract. If paying with a personal check , payment must be
  received  with a signed rental contract within
7 days of receiving such contract, else
  reservation cannot be honored.
Extra time is allowed for overseas contracts. If a
 
reservation
is made within
30 days of the arrival date, all rent and required fees are
 
immediately due
along with a signed rental agreement. A $25.00 fee will be charged for
  any returned check.

  For Special Events: 
    
Notably Race week, Daytona 500, Spring Break, Pepsi 400, Bike week or Biketoberfest
 
The total balance of  rent and fees  due  must be paid  by at least 45 days  before check-in 
  date, in order to avoid cancellation.

  For Non-Special weeks:
     The remaining balance of rent, including all  required fees mentioned above is due no later
  than
30 days before check-in date. If Special events fall within a monthly rental, Special events
  payment guide- lines rules for that month, namely,
February, March, July, October and
  December
. Guests will not be reimbursed for any booked time not used.

  Security Deposits:
   
  Security deposit will be refunded within 10 business days after departure,  less any
  deductions for Condo damages, breakage, excessive cleaning,  loss of  beach towels, 
  remotes, keys, or garage
remote. Tenant will be notified in writing within 10 business days,
  if any portion or all of the security deposit is withheld and for what reasons.
In the event the
  tenant breaches the agreement and
stays past the required departure date or time, tenant
  will be held liable for any expenses caused to a tenant waiting to occupy and for any
  expenses the owner incurs as a result of their delayed departure.
  

  Cancellations   
  
  In the event of a cancellation, the entire deposit will be refunded, less a cancellation fee
  of $
50, if such cancellation  is received in writing or in an email at least
30 days ( 60 days for
  special events) prior to check-in date.  If cancellation is 
made within 
30 days ( 60 days for
 
special events ) of check-in date, only the security deposit and cleaning fee, if collected will be 
 
refunded. However if entire cancelled period is successfully rented, all rent and fees if  
  collected will be refunded, less a $50 cancellation fee. In the event of
a mandatory
  evacuation
by State or Local authorities during tenant's occupancy, tenant must adhere to
  such evacuation orders, and tenant will be refunded on a prorated basis for days not used after
  taking occupancy. Tenant is responsible for notifying the condo's manager  or his office
 (
Triangle-Realty) of his or her evacuation on the day of mandatory evacuation by State orders
  in order to secure a prorated refund.

 Age restrictions:
    Contracting Tenant or Lessee must be at least 25 yrs old and Lessee must physically take
  occupancy of the condo throughout the entire rental period. Rentals cannot be transferred to 
  any other person or party. We will not rent to students unless accompanied by  their parent.

 

    The owner or his agent, reserves the right to cancel any reservation at any time prior to
                 occupancy and will, in this event, refund

Rental Information

Amenities, such as  phone, cable TV, A/C,  linens, beach towels, are furnished.

.     .  Kitchen provides  necessary appliances, utensils, glasses, dishes,  for dining and cooking.

      . Same floor laundry facility.

.     .  Telephone provides free local calls only. Please bring a long distance calling card or cell
    phone to make long distance calls.
 
Maximum occupancy is 6 adults or 4 adults and 3 children.
 

         TENANT'S RESPONSIBILITIES:

           .  Tenant is responsible to check in and check out on agreed upon times.    

 A    .  All Condominium rules must be adhered to.

        . Tenant must report immediately to condo manager, any damages found to the condo or any
    items found inoperable  in the condo on check-in day.

        . We are not responsible for any items left in rental unit or items left behind on check-out
    date. Please guard your valuable items.

·           . Tenants are responsible for the safe keeping of the property until all keys are returned to
    condo manager's office on check-out day.

t      .  Tenant must conduct themselves in a manner that will not disturb neighbors.

       .  Tenant may be banned from premises for conduct violating the terms and conditions of the
    rental agreement, local, state, or federal law. 

.      .  Tenant must  not leave condo's keys  or garage remote in the unit on departure date. Keys
    and garage remote must be returned to the condo manger's office at Triangle-Realty on
    departure date. The cost to replace lost or unreturned keys and remote will be charged to
     the tenant.

·             .     Fire ordinance will not allow charcoal grills in any multiple unit building.

.      .  Children must be supervised by an adult at all times in the condo, on the balcony,  patio
     area, pool, sauna and on all condo grounds.
    
 .  Please report any items not working properly to your condo manager or his office
     immediately! We will fix the problem as expeditiously as possible.

  .    .  Tenant is asked to remove garbage on a daily basis and on departure day.

 .  We ask that you leave the kitchen, appliances and all utensils clean, on  your check-out
    day,  just as you received it on check-in day.

.      .  Tenant is required to turn off all TVs, Stereo, DVD,  lights ,  kitchen appliances,
    except the refrigerator and lock all doors, windows of the condo on
    check-out day.

.      .  Tenant cannot sublease premises without prior approval of owner.

       .  Owner reserves the right to show condo to prospective tenants at a mutually agreed upon
    time to both parties.

  damages and/or injury to TENANT and/or their guest(s), or to their personal property
